DC Row Houses

A buyer prices the work
before the house.

For a DC row house owner deciding whether to renovate before selling, and for a buyer weighing a house that needs work. If you are asking what a kitchen will add to a house you plan to keep, this page measures the sale, not the years you live there.

Does renovating a DC row house before selling pay?

Buyers pay for finished condition. Whether that pays you depends on what the work costs and how long it takes. Over the last two years, row houses listed as renovated sold at a median 111.4% of their assessment. Houses listed as-is sold at 81.3%. For a house assessed at $1M to $1.5M, the medians were 109.1% and 88%: on a $1M assessment, $1,091,000 against $880,000.

DC fee simple row houses, interior and end-of-row, sold in the two years to October 24, 2026, grouped by assessment. Condition is read from the listing remarks; a listing described both ways, or neither, is left out. Sale against assessment is the sale price over the assessment in the listing record.

What did buyers who renovated and resold make?

A gross gain of $295,000 at the median, before any costs. 46 DC row houses bought as-is were resold as renovated in the last two years. They were bought for a median $504,000 and sold for $790,000, 437 days apart. The gain has to cover construction, financing, carrying costs, two sets of transfer and recordation tax, and the commission on the resale.

How do as-is row houses sell?

Slower and further under the ask. Over two years, houses listed as-is sold at a median 94.2% of their first asking price after 27 days. Houses listed as renovated sold at 98.6% after 21 days.

Which improvements does a comp grid credit?

Rooms, space and baths, at fixed rates. In my grid a full bath is worth $35,000, a half bath $17,500 and a bedroom $30,000. Finished lower-level space is $100 a square foot, and a basement unit earns no premium over that. Condition has no line of its own: it decides where the house sits inside the price band, after the walk-through.

Should I renovate or sell as-is?

Price the work before you decide. Get a contractor's number and a timeline, add what the months cost you to carry, then compare that total with the gap between renovated and as-is sales near you. A gap you cannot capture before your move date is worth nothing to you.

I am buying a house that needs work. How much room is there?

More than on a finished house. As-is houses closed at a median 94.2% of their first ask, against 98.6% for renovated ones. Get a contractor through the house before you offer, and write the offer from the sales and the estimate, not from the ask.
