See One First
This is the actual report.
A real Block Report for a Capitol Hill block, built in May 2026. Real closed sales, real numbers, one page. Yours looks like this, for your block.
How It Works
Three steps. One business day.
01
You send the address
Any DC row home address. Yours, or one you are watching. That and an email is all the form asks for.
02
Brian pulls the block
Every closed sale on your hundred-block from 25 years of MLS data, set against your neighborhood’s current medians. A person builds this, not a script.
03
The report lands
A one-page PDF in your inbox, typically within one business day. Read it, keep it, forward it. No drip campaign follows.

Questions
Block Report FAQ
What is in a Block Report?
Every closed row home sale on your hundred-block in the last 24 months: sold price, square footage, bedrooms, days on market, and dollars per square foot. Your block’s medians sit next to your neighborhood’s, so you can see whether your street runs ahead of or behind the wider market. It is one page, and it ends with Brian’s read on what the numbers mean.
Is this an estimate of my home’s value?
No. Automated estimates guess. The Block Report is a record: actual closed sales at actual prices on your block, sourced from BrightMLS. What your specific home is worth depends on condition, configuration, and timing. The report gives you the factual baseline that any honest valuation starts from.
What does it cost?
Nothing. No obligation, no follow-up sequence, no pressure. Brian builds these because owners who understand their block make better decisions, and some of them eventually want help acting on what they learn.
What happens after I request one?
Brian pulls your block’s sales from 25 years of DC MLS data, builds the report, and emails you the PDF, typically within one business day. A real person reads every request. There is no automated drip campaign behind this form.
Is my block covered?
The dataset tracks row home sales across 44 DC neighborhoods, from Capitol Hill to Petworth to Georgetown. If your address is a DC row home, your block is almost certainly in the data. If something unusual comes up, Brian will tell you directly.
