A 20-day median DOM for row houses citywide masks the fact that a well-priced rowhouse on Capitol Hill goes in under 10 days, while row houses in emerging corridors sit for 40+. A $1.1M city median masks the $600K spread between Petworth and Georgetown. The number that matters is the one for the specific neighborhood and property type you are evaluating.
