Neighborhood Pulse: Burleith Drops 16%, Capitol Hill Moves in Hours

Most of DC is holding. Three neighborhoods saw prices rise month over month, nine fell, and 32 barely moved. Read that as a market pausing, not breaking. The more significant story is supply: 18 neighborhoods lost active listings this week. That thinning inventory heading into spring is not neutral. Buyers who wait for prices to soften may find fewer options to choose from instead.

The divergence across neighborhoods is widening. Dupont Circle is up 21.3% year over year. Lanier Heights is up 26.4%. Truxton Circle is down 28.5%. These are not small rounding errors on a flat market. They are evidence of a city sorting itself by demand: certain locations are holding value with conviction, while others are still working through a price discovery process that has not finished.

Supply decides the next move. It always does.

Truxton Circle: Median sale price moved down 7.5% over the past month to $570K from $616K. Median days on market stretched by 8 days to 37. Active inventory dropped by 2 listings this week to 16 total. Price per square foot fell $6 to $434. Year over year, prices are down 28.5%.

Navy Yard: Median sale price moved down 6.8% over the past month to $960K from $1.0M. Median days on market tightened by 5 days to 33. Active inventory grew by 1 listing this week to 7 total. Price per square foot fell $28 to $688. Year over year, prices are down 15.8%.

Wakefield: Median days on market stretched by 12 days to 44. Active inventory dropped by 1 listing this week to 5 total. Price per square foot fell $8 to $429. Year over year, prices are down 1.6%.

Brightwood Park: Median sale price moved up 3.0% over the past month to $699K from $679K. Median days on market stretched by 6 days to 33. Active inventory dropped by 3 listings this week to 43 total. Price per square foot climbed $11 to $496. Year over year, prices are up 8.7%.
